Frequently Asked Questions
Everything you need to know about bathroom installations and renovations in Dundee — costs, timelines, process and what to expect.
Costs & Pricing
How much does a new bathroom cost in Dundee?
A new bathroom in Dundee typically costs between £2,750 and £8,500 for standard installations. Luxury bathrooms run £9,000–£25,000+. See our full breakdown on the bathroom costs page for detail by bathroom type.
How much does a wet room cost in Dundee?
Wet rooms typically cost £4,000–£9,000. Compact ensuite wet rooms start around £4,000; full family wet rooms with premium tiling and screens run £6,500–£9,000+.
How much does an ensuite cost?
Most ensuites in Dundee cost £4,000–£8,000. A refit of an existing ensuite starts around £4,000; a conversion from non-bathroom space typically runs £6,500–£9,000.
What's the cheapest way to update a bathroom?
A refurbishment — keeping the existing layout and replacing the suite, tiles and accessories — gives you the biggest visual change for the lowest cost. Most start at £3,000–£3,500.
Do you give written, fixed-price quotes?
Yes — every quote is itemised in writing with a fixed price. The price you agree before work starts is the price you pay at handover. No day-rate creep, no surprise extras.
Do you take a deposit?
Yes — a small deposit secures your start date and covers materials being ordered. Stage payments are agreed in writing before work begins; final payment is on satisfactory handover.
Do you offer finance?
We don't offer finance directly, but most major UK home improvement loans and 0% credit cards can be used for our work. Ask about it during your design consultation.
Timelines & Process
How long does a bathroom installation take?
Family bathrooms typically 7–14 working days. Wet rooms 10–14 days. Luxury bathrooms 3–4 weeks. Refurbishments 5–10 days. We give you a day-by-day schedule before starting.
How far in advance do I need to book?
Typical lead time is 2–4 weeks from accepting the quote to start date, sometimes longer in summer and pre-Christmas peaks. Book your free consultation early to secure the dates that suit you.
Will I be without a bathroom during the work?
Usually for 3–5 days of the strip-out and first-fix stage. We do everything possible to leave a toilet usable overnight. If you have only one bathroom, talk to us — we can sometimes phase the work.
What's the typical project process?
Free home consultation → written fixed-price quote → confirm start date and order materials → strip-out and first-fix → walls, floors and waterproofing → tiling → second-fix and suite install → snag, clean and handover.
Do you handle Building Warrant notifications?
Yes — where work requires notification under Scottish building standards (new bathrooms in non-bathroom spaces, certain electrical and drainage work) we handle the paperwork and certificates as part of the service.
Design & Materials
Do you offer a design service?
Yes — every quote includes a full design consultation. We measure, sketch layout options, recommend suites and finishes, and produce a clear specification before any work starts. There's no extra charge for design.
Will you supply the bathroom or do I buy it?
Either works. We can supply at trade prices from our preferred suppliers (usually saving you money versus retail) or fit a suite you've sourced yourself. We'll check your spec list before installation day to make sure nothing is missing.
What tiles should I use in a bathroom?
Porcelain is the most popular choice — durable, water-resistant, available in every format and finish. Large-format (60×60cm or 60×120cm) tiles make rooms feel larger. Natural stone is beautiful but needs sealing. Ceramic is cheaper but less durable than porcelain.
What flooring works best in a bathroom?
Porcelain tile with underfloor heating is the gold standard. Luxury vinyl tile (LVT) is excellent value, warm underfoot and 100% waterproof. Engineered wood works in low-moisture bathrooms but isn't ideal next to baths and showers.
Should I have underfloor heating?
Highly recommended — it frees up wall space (no radiator), warms the floor itself, and dries the room faster after showering. Electric mat systems are simple to install in any bathroom and add £400–£900 to the project.
What's the best shower for a bathroom?
A thermostatic mixer shower with a separate overhead rainfall and a handheld on a slide rail is the most flexible setup. Digital and smart showers are excellent in luxury bathrooms. Electric showers are still useful where the boiler can't supply enough hot water.
Working In Your Home
Do you handle all the trades?
Yes — plumbers, electricians, tilers, joiners and plasterers all in-house. One project manager, one fixed price, no subcontractors.
Are you fully insured?
Yes — comprehensive public liability insurance. All gas and electrical work is carried out by qualified, certified trades and notified where required.
Do I need to move out?
No — almost all clients stay in the home throughout. We protect floors and walls, contain dust as much as possible, and keep noise to reasonable working hours.
Will my home be left tidy?
Yes — we work clean. Dust sheets on every floor, vacuum at the end of each day, tools and materials tidied away, skip emptied before it overflows.
What about parking and access?
We arrange parking permits where needed, use minimum vehicles on site, and never block neighbours' access. For tenement flats we coordinate stair access and protect the close.
Can I leave you with a key?
Yes — many clients give us a key for the duration of the project. We're fully insured and trusted in hundreds of Dundee homes.
After the Job
What warranty do I get?
Every installation comes with a 12-month workmanship warranty backed by us directly, plus the original manufacturer warranties on the suite, taps, showers and electrical items (often 5–25 years).
What if something isn't right?
Tell us — we'll fix it. We snag every bathroom against our own checklist before handover, but if anything isn't right within the warranty period, we come back and put it right at no charge.
Do you provide care advice?
Yes — at handover we walk you through your new bathroom with care instructions for tiles, brassware, silicone and any electrical items, plus all paperwork and warranty documents.
Can you come back for future work?
Of course. Many clients use us again for ensuite additions, kitchen plumbing, future maintenance or recommending us to friends and family. We're a local family business and we're here for the long term.
